Fannie Mae Warns Rates Will Stay Elevated Longer — 30-Year Hits 6.51% This Week
In its May 2026 Economic and Housing Outlook, Fannie Mae revised its forecast upward, now expecting the average 30-year fixed mortgage rate to hold near 6.3% through much of 2026 — higher than earlier projections — while also lowering its outlook for home sales growth. Compounding the pressure, Freddie Mac's weekly survey recorded the 30-year fixed rate jumping to 6.51% as of May 21, up from 6.36% the prior week, driven by rising inflation expectations and bond market volatility. Florida's rate tracked closely, with Bankrate reporting 6.48% for a 30-year fixed in the state as of May 24.
